Become an independent real estate agent with Kankandeal
You stay independent, and Kankandeal helps you grow your business.
Kankandeal lets independent real estate agents publish their properties, benefit from their visibility, and receive interested prospects.
1. The agent's independence
The agent carries out their business on their own account.
Signing up on Kankandeal does not, on its own, create an employer-employee relationship between Kankandeal and the agent.
The agent remains free to:
- choose their working hours;
- organise their business;
- choose which properties to publish;
- set their own pace of work;
- work with other agencies;
- use other platforms;
- develop their own clients.
Kankandeal imposes:
- no working hours;
- no minimum number of listings;
- no compulsory area;
- no minimum revenue target;
- no exclusivity.
No boss
You work freely and earn according to your results.
2. Signing up
Signing up as an independent real estate agent on Kankandeal is free.
By creating an Agent account and using the services intended for partner agents, the agent acknowledges that they accept these terms. That acceptance may be given electronically when signing up or when using the service.
A further collaboration contract may then be signed on paper between the agent and Kankandeal.
3. The agent's professional obligations
The agent alone remains responsible for carrying out their business. It is up to them to comply with the professional, administrative, tax, social security and regulatory obligations that may apply to their business.
Kankandeal does not take the agent's place for those obligations.
4. Publishing properties
The agent may publish their listings on kankandeal.com free of charge. They remain free to choose how many they publish, and at what pace.
Listings are subject to Kankandeal's general moderation rules, under which Kankandeal may:
- improve their presentation;
- correct the text;
- ask for additional information;
- refuse a listing;
- unpublish a listing;
- delete a listing that does not comply with the platform's rules.
5. Visibility of listings
Kankandeal may use the listings published in order to give them visibility across its various channels.
The agent authorises Kankandeal to use the photos, videos and information relating to the properties in order to present and promote them on:
- kankandeal.com;
- WhatsApp;
- Facebook;
- Instagram;
- TikTok;
- Kankandeal's other communication channels.
6. Passing on prospects
When a Kankandeal user is interested in a property, they contact Kankandeal first. Kankandeal may qualify the request before making the connection.
Kankandeal may then:
- pass the agent's contact details on to the prospect;
- pass the prospect's contact details on to the agent.
From that moment on, the prospect becomes a Kankandeal client attributed to the agent, on the terms set out below.
7. Definition of a Kankandeal client
A Kankandeal client is any prospect whose request or contact details were passed on to the agent by Kankandeal.
That status lasts for a period of 36 months from the date the prospect was first passed on to the agent.
During that period, the prospect is still regarded as introduced by Kankandeal even if they:
- do not take the first home presented;
- turn down the original listing;
- come back to the agent weeks or months later;
- view another of the agent's properties;
- end up renting a different property offered by that agent.
8. Viewing fees
The agent is free to request viewing fees or not. They set the amount, and must tell the prospect about it.
100% of the viewing fees go to the agent
Kankandeal takes no share of them.
9. Commission when a rental is concluded
When a Kankandeal client concludes a rental with the agent, the real estate commission is shared as follows:
60% for the agent · 40% for Kankandeal
This rule applies throughout the 36-month period during which the prospect is regarded as a client introduced by Kankandeal.
10. Example of the split
For a home where the total commission is 100,000 FCFA, the split is:
60,000 FCFA for the agent · 40,000 FCFA for Kankandeal
Viewing fees are separate from this commission and go entirely to the agent.
11. Collecting the commission
The agent collects the whole of the real estate commission due from the client.
They then keep the 60% share and pay the 40% share over to Kankandeal.
12. When the share is paid to Kankandeal
Kankandeal's share is due on the day the deal is actually concluded. For a rental, that is in particular the point at which:
- the tenant makes the payments that let them move in;
- and collects the keys to the home.
Where the parties sign a lease, that signature may also serve to establish that the transaction was concluded.
The agent must tell Kankandeal that the deal has been concluded, and pay over the corresponding share.
13. If the client takes a different home
The commission is still due where the Kankandeal client does not take the home originally presented but ends up concluding on another property offered by the agent.
Example
Kankandeal passes a prospect on to an agent for apartment A. The client turns down apartment A. Two months later, the agent offers them apartment B, and the client takes it.
As the prospect is still a Kankandeal client during the 36-month period, the split remains 60% for the agent and 40% for Kankandeal.
14. The agent's own clients
Kankandeal claims no commission on clients the agent obtained entirely through their own means, and who were not passed on to them by Kankandeal.
The agent therefore remains free to build their own client base. The 60/40 split concerns clients introduced by Kankandeal.
15. Duty of transparency
The agent undertakes to tell Kankandeal when a prospect passed on by the platform concludes a rental with them.
The agent must not deliberately conceal a transaction in order to avoid paying over the share of commission due to Kankandeal.
16. Going around Kankandeal
The fact that a prospect and an agent go on to communicate directly does not remove the prospect's Kankandeal origin.
During the 36 months following the first introduction, a transaction concluded between that prospect and the agent remains subject to these sharing rules where it falls within the scope of the collaboration.
17. False listings and prohibited behaviour
The agent undertakes not to:
- publish false properties;
- deliberately publish false prices;
- offer properties without authorisation;
- use photos without the right to do so;
- fraudulently ask for money;
- mislead prospects;
- deliberately conceal transactions with Kankandeal clients;
- use the platform for fraudulent purposes.
In the event of a serious or repeated breach, Kankandeal may:
- suspend the listings;
- suspend the account;
- end the collaboration;
- ban the agent from the platform.
18. Keeping property availability up to date
The agent must tell Kankandeal when a property:
- has been rented;
- has been sold;
- is no longer available;
- changes significantly in price or conditions.
This keeps listings that are no longer available from continuing to be presented.
19. Training and support
Kankandeal may offer free training and support to agents who would like it. That support may cover:
- using the platform;
- publishing listings;
- presenting properties;
- handling the prospects passed on by Kankandeal.
Training or support does not create a relationship of subordination between Kankandeal and the agent.
20. No exclusivity
Working with Kankandeal is non-exclusive. The agent is free to work:
- alone;
- with other agencies;
- with other platforms;
- with their own partners.
They remain in charge of how their business is organised overall.
21. Ending the collaboration
The agent may decide to stop using Kankandeal. Kankandeal may also end the collaboration, in particular where these terms are breached.
Ending the collaboration does not, however, remove obligations that had already arisen.
In particular, where a prospect was passed on before the collaboration ended, the 36-month period from that first introduction continues to apply. A transaction concluded during that period may therefore remain subject to the commission split set out in these terms.
